CITY OF CRANSTON NOTICE OF PUBLIC INFORMATIONAL MEETING

You are hereby notified that the Cranston City Plan Commission will hold a public informational meeting to review a Preliminary Plan – Minor Subdivision without street extension application for a project entitled “1573 Cranston Street Subdivision.”

This public informational meeting will be held on Tuesday, August 2, 2022 at 6:30 P.M. in the Council Chambers of Cranston City Hall, 869 Park Avenue, Cranston, RI. As a neighboring property owner, you are invited attend this public informational meeting at which time the proposed plans will be presented for public comment and City Plan Commission consideration.  The proposed minor subdivision is located at 1573 Cranston Street, further identified as AP 8, Lot 276.  The property owners are Thomas Vessella and Robert Gasbarro, and the applicant is Energy-One.  The site is zoned B-1, which allows for single-family and two-family dwellings on lots that have a minimum of 6,000 sqft of land area and 60 feet of frontage.

The applicant proposes to subdivide the existing 15,000 sqft lot into two lots: Proposed Lot A (8,000 sqft) and Proposed Lot B (7, 000 sqft).  A snippet of the plan is on the back of this notice.  Both proposed lots would conform to all B-1 dimensional zoning requirements. The pre-existing one-family dwelling will remain on Proposed Lot B and Proposed Lot A will become a new buildable lot.  The new lot will be serviced by public water and sewer, and the proposed density conforms to the Comprehensive Plan Future Land Use Map.

The staff report and recommendation will be posted to the website when they become available prior to the meeting. If you are unable to access the internet, you can contact the Cranston Planning Department directly at 401-780-3222 to have paper copies mailed directly to you. 

Pursuant to the Cranston Subdivision and Land Development Regulations, the proposed plan may be revised by the City Plan Commission as a result of further study or because of views expressed at this meeting. Individuals requesting interpreter services for the hearing impaired should contact the Planning Department at 461-1000 ext. 3136, seventy-two (72) hours prior to the meeting date.
